A rising mixed-use apartment building located at 6055 W. Pico Boulevard


The concrete platform of a mixed-use residential complex in Carthay is beginning to give way to wood framing.

At 6055 W. Pico Boulevard, Wiseman Residential’s project will eventually comprise a six-story building with semi-subterranean parking and 4,000 square feet of ground-floor commercial space above 125 apartments.
The apartment building, which was situated at the intersection of Pico and Crescent Heights Boulevard, was authorized to use Transit Oriented Communities incentives, allowing for a larger construction than would have otherwise been allowed by zoning regulations. Wiseman must reserve 13 of the new flats as deed-restricted affordable housing at the extremely low-income level in exchange for the bonuses.

The 6055 Pico, designed by Uriu & Associates, is said to blend traditional materials with Spanish inspirations. Features like a pool deck and patio are included in the plans.
The project site is located approximately two blocks west of the intersection of Point View Avenue and Pico Boulevard. Cityview, a Los Angeles-based company, recently finished building a similar mixed-use structure with 123 apartments above retail space.
Apart from the Carthay project, Wiseman has created many projects along Pico in the nearby Mid-Wilshire neighborhood.
